Its defining feature is location: Bayside sits next to Sapphire Bay, a large planned mixed-use waterfront development slated to include a marina, hotel, dining, and a lagoon amenity — much of which is future and still under construction, so buy for what exists today, not the renderings. New-build prices have generally run from the high-$300Ks into the high-$600Ks depending on builder, size, and lot; verify current pricing directly, since builder inventory and incentives change constantly. Rowlett is mostly Dallas County and Garland ISD; only the city's easternmost, Rockwall-County edge is Rockwall ISD.
